The Villa

Ann's Rose Haven sits at the end of a quiet estate road above Kallar, where the last of Munnar's tea terraces give way to shola forest. It was built the way a family home is built — slowly, with rosewood from the region, laterite stone underfoot, and windows placed for the view rather than the floor plan.
Managed by Blueway Hotels, the villa is run less like a property and more like a house that happens to have room for guests. There is no reception desk. There is a kitchen, a fire pit, and someone who will tell you exactly which waterfall to see before the buses arrive.

The entire villa — all four bedrooms, the pool, and the grounds — is reserved exclusively for your group. No shared spaces with other guests.
Home-cooked Kerala breakfast is included. Lunch, dinner, and BBQ setups can be arranged in advance for an additional charge — just let us know your preferences.
The villa is roughly 14 km from Munnar Town and best reached by car. Share your travel plans and our team will send exact directions and, if needed, arrange a pickup.
Yes, weather permitting. Munnar evenings are cool through most of the year, so the fire pit is lit for nearly every stay — we'll confirm closer to your dates.
